Cracks in asphalt are caused by oxidation, drying out and shrinking of asphalt, poor installation, water penetration and the freeze/thaw cycle in cold climates. Proper crack sealing creates a seal between asphalt and the asphalt sub-surface to inhibit water from penetrating and causing extensive asphalt repairs.
A thorough routing of cracks prior to sealing provides a clean, uniform reservoir for the crack sealant to seat correctly while distributing the proper amount to every crack for maximum bonding to the sidewall of the crack. Routing is always recommended for commercial applications that have never been hot rubber sealed.
Cracks repaired with hot rubber filling are projected to typically last three to five years.
